The New Bern area has a certain quality of life that causes people who visit to become lifetime residents. My roots are here. But of course I had to explore “greener pastures”. After a few years in other parts of North Carolina and several years in New Orleans, I came back for a visit and have not left. That was in 1986. My background in construction offers the knowledge to answer building questions with a confident explanation. I have also worked with the North Carolina Public School system as an administrator, specifically within the transportation scope. This affords me the knowledge of the area to better fit your needs with the right geography. Being a real estate matchmaker is an exciting and fulfilling career.  However, there is more to selling real estate than dirt, wood, brick and mortar.  The human connection from helping a person see their dream unfolding is deeply rewarding.  This company is driven by integrity, professional excellence and the opportunity to have our values meet our client’s dreams. I like that and you will too.

About the New Bern area.

New Bern was founded in 1710 at the confluence of the Trent and Neuse rivers. This current North Carolina coastal real estate was originally settled by Swiss and German adventurers led by Baron Christopher de Graffenried from Bern, Switzerland. New Bern is the second oldest town in the state. Royal Governor William Tryon made this seaport his colonial capitol and his gubernatorial residence, Tryon Palace, was built in 1770.

New Bern has three historic districts with homes, stores, and churches dating as far back as the early 18th century. In fact, there are 36 individual listings and more than 150 sites included in the National Register of Historic Places. History abounds around every corner, with over 150 landmarks -some dating to the 18th century- representing a variety of architectural periods.

New Bern is one of the top growth areas in the state, and North Carolina was named as one of the fastest-growing states in the US. The reasons are many.  Our climate draws retirees and families alike. The Marine Corps Air Station at Cherry Point is a major employer. Golf communities draw people from up and down the east coast. State of the art medical facilities, expanding cultural opportunities, great sporting events, nearby waterways and beaches, and a heavy overlay of history are but a part of what is offered here.  Of course, the people!!  A blend of old family names with new arrivals to the area create a diverse population that is still influenced by friendly Southern charm.  New Bern has a lot going for it!

Commercial development with opportunities in land parcels is a big part of the dynamism of New Bern.  Downtown New Bern and the main corridors are alive and thriving due to the increasing population demands for up-to-date services. The housing market is active despite the national slowdown.  Our quality builders are hunting for new tracts of land to meet the demand although admitedly slower than two years ago.

Our Location couldn't be better.  New Bern is 40 miles from the Atlantic coast, and we are fortunate to NOT be in the vulnerable hurricane strike zone #1 like our neighbors in Wilmington (one of 5 most vulnerable cities to hurricanes in the US!), Atlantic Beach or Morehead City which evacuate on hurricanes.  New Bern doesn't have to evacuate; on the contrary, many of the coastal folks come here. That's a big reason for our huge influx of folks from Florida.

New Bern Taxes

Newcomers are usually pleasantly surprised at the taxes here. Properties outside the city limits are only subject to county taxes and the township/ fire district taxes to which they belong. For properties within the city of New Bern limits, total current property taxes are $1.08 per $100 assessed value ($.47 for city + $.61 for Craven County =$1.08). Fairfield Harbour residents pay county taxes and a small annual amenity fee and Property Owners Association dues in lieu of city taxes. The real estate and personal property tax rates for Craven County and specific municipalities, including the city of New Bern, can be found at:
http://www.cravencounty.com/departments/tax/documents/2006CravenCountyAndMunicipalTaxRates.pdf

NC State, Federal and US military retirees will be happy to know that North Carolina is one of the dozen or so states that does NOT tax their retirement annuities beginning with 1998 if the individual had at least five years of government service (including NC state, federal or military) as of August 12, 1989.

For details, read about it on the NC Department of Revenue site at:  http://www.dornc.com/taxes/individual/benefits.html
